London’s rental market remains highly competitive, with the latest figures showing that tenant competition reached its highest level of 2026 during August.
According to the latest London lettings market data reported by Property Industry Eye and The Negotiator, 24 renters registered for every new rental property coming onto the market in August. This represented a 22.4% increase compared with the previous month. Property Industry Eye
For landlords across London, including East London, Whitechapel, Stepney, Bethnal Green, Mile End, Poplar and surrounding areas, the figures highlight how important it remains to properly prepare, price and market rental properties.
Rental demand remains strong across London
Although renter registrations fell around 3% between July and August, competition for individual properties increased significantly.
Across 2026 so far, there have been an average of 17.9 renters competing for every new rental instruction, broadly in line with last year. August, however, reached 24 renters per new instruction, the highest figure recorded this year. Foxtons
The data suggests that tenants are still competing strongly for good-quality and correctly priced London rental properties.
More rental properties are coming onto the market
There is also some positive news for tenants.
New rental listings were 2.9% higher than a year earlier, and Foxtons reported that every month of 2026 had produced more new listings than the equivalent month in 2025. Foxtons
This means London’s rental market is not simply seeing higher demand; supply has also been improving.
However, the competition figures show that desirable properties can still attract substantial interest.
What is happening to London rents?
According to the same market report, the average renter budget during August was approximately £571 per week.
The average renter budget for 2026 to date was around £561 per week, approximately 0.9% higher than the equivalent period in 2025. Central London recorded an average renter budget of approximately £632 per week during August. The Negotiator
This does not mean every landlord should automatically increase their asking rent. Location, property condition, size, local supply and tenant demand remain important when establishing the right rental value.
Correct pricing can help landlords attract suitable tenants while reducing unnecessary vacant periods.
The London rental season may also be changing
One interesting development identified in the latest research is the timing of tenant demand.
Foxtons reported that the traditional summer peak appeared to arrive earlier during 2026, with strong activity spread across both July and August rather than concentrating almost entirely towards the end of summer. The company said the introduction of the Renters’ Rights Act may have contributed to some rental moves taking place earlier. Foxtons
Whether this becomes a permanent change to London’s rental market is not yet clear; Foxtons described 2026 as more of an adjustment period than an established new pattern. Foxtons
What does this mean for East London landlords?
For landlords, strong tenant competition presents opportunities, but successfully letting a property requires more than simply putting it online.
Properties should be:
- Priced correctly for the local market
- Professionally presented and advertised
- Ready for viewings
- Supported by the required documentation and compliance
- Managed efficiently once a tenancy begins
With rental legislation and compliance requirements continuing to evolve, professional property management can also reduce the amount of day-to-day work landlords need to handle themselves.
